Downtown and Uptown Dallas parcels where the appraisal district values the building at less than half the land under it. Developers call these soft sites: the land is the asset, which is what makes redeveloping them pay.
Within half a mile of Klyde Warren Park, 221 soft sites hold $634 million of land. Not all of them are parking: Terrace House on Maple Avenue is a 1961 tower of 118 apartments that the roll values at $5.3 million, on $37.8 million of land.
A soft site is not a site for sale. Several of the largest belong to developers who have bought up neighbouring lots and are likely waiting on a project. The deed date in each popup helps tell recent assembly from land held for decades.
