DCAD doesn't value land parcel by parcel. It splits the county into neighbourhoods and gives each one a rate: either dollars per square foot, or, for three of every four parcels, mostly homes, one flat price per lot, whatever its size. In one Dallas neighbourhood, 1,877 lots from 3,611 to 16,919 sq ft all start at $160,000. That is why small lots in a subdivision can show darker than the big ones beside them.

The top of the county is Highland Park, at $275–350 a square foot. Downtown Dallas runs $95–120. The bottom includes farmland, floodplain, and a never-built Grand Prairie subdivision whose 1,511 platted lots are valued at $500 each.

DCAD 2026 certified roll, land value only, divided by each parcel's mapped area. Condo units' land is summed onto their building. Values are appraisals for 1 January 2026, not sale prices.
