When the building is just a remainder

Commercial buildings in Dallas County that the appraisal district values at less than 15% of their property. The land is the asset; the building is what is left.

For a building that earns rent, DCAD values the whole property by its income, values the land from its rate schedule, and calls the difference the building. When a building earns little more than its land would be worth empty, the building shrinks to a remainder: it is old, emptying out, or waiting to be replaced.

Terrace House at 3131 Maple, a 1961 tower of 118 apartments, sits on $37.8 million of land. DCAD carried the building at $1,000 in 2021; it is $5.3 million now. Macy's at NorthPark: $25,000. A vacant store at 13131 Preston: $10.
